Cabot, Cabot & Forbes Breaks Ground on “The Bolt” in Woburn

Cabot, Cabot & Forbes (CC&F), a prominent developer known for its focus on transit-oriented projects that support Greater Boston’s workforce, is set to break ground on its newest development, “The Bolt.” The ceremony, scheduled for November 6, will be attended by state and local leaders.

The Bolt will be a 180,000-square-foot mixed-use complex featuring office, lab, and manufacturing space. Strategically located along the New Boston Corridor in Woburn, near the Anderson/Woburn MBTA station, the property marks a continued investment in redeveloping a former Superfund site. The new facility is part of CC&F’s broader $400 million redevelopment plan for the area.

Constructed on a speculative basis by John Moriarty & Associates, The Bolt is designed to serve a range of innovative industries including energy, life sciences, manufacturing, and technology. The versatile complex is anticipated to generate approximately 300 new jobs, with occupancy expected in 2027.

This project complements CC&F’s existing developments on the site, which already include Emblem 120—a 289-unit luxury multifamily and retail project—and Zero New Boston, a planned multifamily project that will add 250 apartment units, structured parking, and 1,200 square feet of retail space.

With The Bolt, CC&F continues its commitment to transforming underutilized land into vibrant spaces that support Greater Boston’s economic and workforce growth.
