Byline Bank Backs $23.5M Acquisition, Renovation of Texas Student Housing Property
Byline Bank’s Commercial Real Estate Group (BCREG) has announced the closing of a $23.5 million loan to Campus Realty Advisors and T2 Capital. The financing supports the acquisition, renovation, and repositioning of The Edge Student Housing, a 173-unit, 553-bed student housing community located at 1740 Old Ranch Road in San Marcos, near Texas State University.
This marks the second collaboration between Byline Bank, Campus Realty Advisors, and T2 Capital within the past year. In July 2024, the parties closed a $15.2 million loan for another student housing property in San Marcos—this one a 152-unit, 488-bed development.
The Edge Student Housing offers a wide array of student-focused amenities similar to modern lifestyle accommodations. These include a swimming pool, volleyball and basketball courts, a fitness center, and access to nearby hiking trails.
Renovation plans for the property include a full modernization of the building’s clubhouse. Project enhancements will feature an upgraded, commercial-style fitness center with new equipment, improved study spaces, a redesigned community gathering area, and a refreshed leasing center.
The investment aims to enhance the student living experience while meeting increasing demand for quality housing near Texas State University.
