Concentrated leasing by investment, media, tech and corporate users at 360 Park Avenue South reinforces Midtown South office viability and supports asset-level income stability for ownership and lenders.

BXP has reported a substantial wave of long-term leasing activity at 360 Park Avenue South, a 450,000-square-foot office property in the Midtown South district. The latest series of transactions totals approximately 230,000 square feet and includes both new tenants and a major expansion by an existing occupant. As a result of these commitments, BXP states that the building is now more than 90% leased.

Among the new leases, Hunter Point Capital, an independent investment firm, has taken approximately 46,000 square feet. Trexquant, a global quantitative investment manager, has committed to approximately 23,000 square feet in the building. Betches Media, described as a female-founded women's entertainment brand, has also leased approximately 23,000 square feet.

Marriott International, Inc. has signed a lease for approximately 23,000 square feet to accommodate its New York City-based corporate associates. The space will support the company's Luxury Group, its global brand public relations functions, and Riott Haus Creative, Marriott's in-house creative agency. Vercel, characterized as an agentic infrastructure platform, has entered into a lease for approximately 23,000 square feet as well.

In addition to new tenant activity, Optiver, a global market maker already in the building, has executed a significant expansion. The company is adding approximately 92,000 square feet across floors two through five, bringing its total footprint at 360 Park Avenue South to approximately 115,000 square feet.

BXP oversees leasing efforts at the property, with Andrew Levin and Will Stark leading the assignment. A CBRE team comprising Peter Turchin, Gregg Rothkin, Hayden Pascal, Arkady Smolyansky, Ross Zimbalist, and Trevor Larkin has advised BXP on the lease-up of 360 Park Avenue South since BXP acquired the building in 2021. The combination of new leases and expansions described in the announcement marks a notable step-up in occupancy for the Midtown South office asset.
