**BXP Breaks Ground on 17 Hartwell Avenue Residential Project in Lexington, MA**

BXP has officially broken ground on 17 Hartwell Avenue, a new 312-unit residential development located on a 5.25-acre site in Lexington, Massachusetts. The project marks one of the first major housing developments in the town under the MBTA Communities Act.

As part of the initiative, Northwestern Mutual joins as an investor and majority stakeholder. The joint venture acquired the property on June 27 for $21.84 million from a BXP affiliate. Northwestern Mutual is also providing a $98.7 million construction loan, while BXP, which retains a minority interest, will serve as development manager.

The development of 17 Hartwell Avenue is being heralded as the catalyst for a broader, long-term vision to transform Hartwell Avenue into a vibrant mixed-use corridor.
