BWE Secures $10 Million for Acquisition of UIUC Student Housing Portfolio

BWE, a leading national commercial and multifamily mortgage banking firm, has successfully secured a $10 million preferred equity investment for the purchase of a student housing portfolio near the University of Illinois Urbana-Champaign campus. The deal was originated by Mike Guterman, Senior Vice President at BWE’s Los Angeles office on behalf of an East Coast student housing owner and operator. The portfolio comprises 616 beds across 170 units in single-family and small multifamily properties.

According to Guterman, “In today’s competitive financing market, preferred equity can be an advantageous option for providing capital to owners and developers.” BWE utilized the highly liquid preferred equity market to complement their capital stack which includes a five-year senior loan with 60 percent LTC from a Midwest regional bank. This acquisition is from a multigenerational ownership group that had held these properties for over 100 years. The sponsor plans to renovate and redevelop some of the properties in order to enhance value within this portfolio.
