**California Business Properties Association Urges Opposition to Commercial Rent Control Bill**
The California Business Properties Association (CBPA) is actively mobilizing opposition to Assembly Bill 380, a proposed measure that would introduce commercial rent control and limit evictions during declared emergencies across the state.
Introduced by Assembly Member Mark Gonzalez (D-Los Angeles), AB 380 has raised concerns within the commercial real estate industry. According to the CBPA, the legislation would override negotiated commercial agreements, interfere with business-to-business contracts, and impose financial burdens on property owners through unrecoverable losses.
The CBPA outlines two primary areas of concern. First, the bill could prevent landlords from reclaiming their commercial spaces even if tenants are not paying rent, effectively mandating rent-free occupancy during times of crisis. Second, it would impose rent caps that restrict a property owner’s ability to respond to increasing costs, such as insurance premiums, taxes, or emergency repairs. These financial limitations are especially problematic for small and mid-sized property operators, the association notes.
AB 380 was initially introduced in February and has since undergone amendments in four legislative sessions. A vote on the bill is anticipated this week.
