"Building the Fulshear Lakes Mixed-Use Project: A Project by XAG Group"

XAG Group has acquired 25 acres of land along FM 1093 in Fulshear Lakes for the development of a retail center within the new Fort Bend County master-planned community.

The first phase, which will cover approximately 6 acres, is expected to feature a retail center spanning around 45,000 square feet. The center will house a variety of businesses including restaurants, banks, schools and service-oriented establishments. XAG Group aims to have the first phase completed by the fourth quarter of 2025.

The second phase (12.5 acres) will add more mixed-use elements to the overall master-planned community and is estimated to bring in an additional $125 million in value upon completion. First Financial Bank is partnering with XAG Group as their financing partner for this project.

Out of Fulshear Lakes’ total area spanning nearly 558 acres, approximately48 are designated for mixed-use development such as retail and dining options. This initial project by XAG represents just one part of this reserved area’s future potential growth.

At full build-out,Fulshear Lakes is projected to include over1 ,400 single-family homes.
