Demolition has started on the Davie Street Parking Deck in downtown Greensboro, clearing the site for a new mixed-use multifamily development. The structure, which occupied a centrally located block in the urban core, is being removed to accommodate a ground-up residential community that will also incorporate street-level commercial space.
The Triad Business Journal reports that the city of Greensboro approved an agreement in June to transfer the parking deck site to BSC Holdings. Under that agreement, BSC assumed responsibility for covering the cost of demolishing the existing parking structure as part of the redevelopment plan. The land transfer arrangement allowed the municipality to transition the site to private development while shifting demolition costs to the incoming project sponsor.
BSC Holdings is moving forward with Davie on the Park, a 171-unit luxury apartment property planned for the former deck site. The project will include about 3,000 square feet of first-floor retail and restaurant space, positioning the building to contribute both new housing and activated ground-floor uses to the downtown streetscape. The concept is designed to integrate residential living with neighborhood-serving commercial offerings in a walkable location.
The new development is intended to connect with BSC’s previous work in the immediate area. The company had earlier developed apartment units on floors 4 through 9 of the adjacent Southeastern Building, adding residential inventory within an existing structure next to the parking deck. With Davie on the Park, BSC plans to link the forthcoming community to that nearby project, creating a more cohesive cluster of housing managed by a single sponsor in downtown Greensboro.
Architectural firm LS3P is providing design services for Davie on the Park, supporting BSC Holdings on the planning and execution of the new complex. The partnership brings together a regional multifamily developer with a design team that is working to translate the program of luxury apartments and street-level commercial space into a new-build asset.
BSC Holdings is described as the fifth largest apartment management company in the Triad, with a portfolio comprising approximately 3,000 units across 15 properties. Its role in the Davie Street Parking Deck redevelopment reinforces the firm’s presence in the region’s multifamily market and extends its footprint in downtown Greensboro through an additional residential and retail project.
As demolition progresses and site work continues, the former parking structure is set to be replaced by Davie on the Park, adding a new luxury apartment community and ground-floor commercial space to the city’s central business district. The project marks a shift in use for the site from structured parking to income-producing residential and retail space under private ownership.
