BRUNT Workwear has selected 301 Ballardvale Street in Wilmington, MA for a new headquarters location, committing to 56,000 square feet within the property. The Massachusetts-based work boot and apparel company will consolidate its research and development, warehouse, and office functions at the advanced manufacturing facility as part of its headquarters relocation.
The company will occupy a portion of the 126,000-square-foot building, which is owned by Camber Development and GEM Realty Capital. The property offers a mix of space types that can accommodate BRUNT Workwear’s operational needs, from product development through distribution and corporate support functions, within a single location.
Leasing at 301 Ballardvale Street was led by a CBRE team consisting of Brian McKenzie and Christian Vallis, which conducted the marketing effort for the facility and represented the ownership in lease negotiations. On the tenant side, BRUNT Workwear was advised by Cresa, with Derek Losi and Nathaniel Heilbron representing the company in the transaction.
In commenting on the lease signing, McKenzie noted that completing the transaction keeps a major tenant and its workforce growing within the suburban Boston market. The commitment underscores the company’s decision to remain in Massachusetts while expanding its operational footprint into a larger, more flexible facility.
The building at 301 Ballardvale Street is part of a larger 200,000-square-foot business park that also includes the neighboring property at 299 Ballardvale. Camber Development and GEM Realty Capital recapitalized the two-building park in November 2024, positioning the assets for new leasing momentum and tenant activity.
BRUNT Workwear’s headquarters move and space commitment follow this recapitalization and mark a significant leasing milestone for the park. With the execution of BRUNT’s lease, both 301 and 299 Ballardvale Street have now reached 100% occupancy, fully stabilizing the 200,000-square-foot complex. The transaction reflects tenant demand for suburban Boston locations that can accommodate a blend of office, warehouse, and R&D uses within a single park setting.
