Browning Real Estate Partners is preparing to start construction on a new speculative industrial facility in Canal Winchester, marking the company’s first ground-up development in the state of Ohio. The planned building will total approximately 200,200 square feet and is designed as a modern industrial asset aimed at capturing demand from manufacturing, logistics, warehousing, and distribution users.
The project is planned on roughly 16.33 acres within a designated industrial district, positioning the building within an area planned for industrial activity rather than a standalone infill site. Browning intends for the facility to pursue LEED Silver certification, signaling a focus on sustainable design and operational efficiency as part of the development program.
This Canal Winchester project will be branded under Browning’s Velocity industrial park platform, which encompasses a series of logistics-focused developments across the Midwest that serve national and regional occupiers. By incorporating the Ohio project into the Velocity portfolio, Browning is extending the reach of a brand that is already associated with multi-tenant logistics facilities in other Midwestern markets.
The building layout is being configured to support a range of industrial operations, from manufacturing lines to bulk distribution and storage. In addition to warehouse and production space, the plan includes about 1,500 square feet of speculative office space, allowing incoming users to occupy functional office areas without waiting for a separate build-out. This combination of warehouse and office square footage is designed to accommodate tenant operations that require on-site administrative, management, or customer-service functions alongside industrial uses.
Leasing responsibilities for the new development have been awarded to NAI Ohio Equities. The brokerage will serve as the exclusive leasing agent for the project, with a team comprised of Curt Berlin, Matthew Osowski, Blake DeCrane, and Kaydee Hurst. The leasing team has publicly noted Browning’s established reputation as an industrial developer in the Midwest and expressed that they view the Canal Winchester project, identified as Velocity Hill Road, as an opportunity to extend that platform into a new geography for the firm.
The combination of speculative construction, a sustainability target of LEED Silver, and a dedicated leasing team from NAI Ohio Equities positions this industrial facility to capture tenant interest from a cross-section of industrial users. As Browning moves forward with its first Ohio ground-up project under the Velocity brand, the development will provide additional modern industrial inventory to the Canal Winchester industrial district and expand the developer’s presence in the region’s logistics network.
