Bridge Tower has acquired a 14-acre site in Fate, Texas, to develop The Enclave at Fate Village, a luxury build-to-rent townhome community. The project is planned for 1290 Memorial Parkway in Fate and will deliver 179 rental townhomes built specifically for renters rather than for-sale housing. Site work and construction are expected to begin in the coming weeks, with the first homes targeted to be ready for residents in the first quarter of 2027.
The Enclave at Fate Village is organized around a dedicated amenity center, reflecting a master-planned approach to the community's layout. Bridge Tower plans to introduce one of the first large-scale luxury build-to-rent townhome concepts in the Fate market, positioning the development as an early entrant in this segment locally. The project is designed to appeal to renters seeking the privacy and space of a single-family environment combined with shared amenities.
The townhomes at The Enclave at Fate Village will offer a mix of two- and three-bedroom floor plans. Homes are expected to range from 1,350 to 1,650 square feet, providing a variety of layouts within a relatively narrow size band. Each residence will include a two-car garage, which is notable for a rental product, as well as a private fenced backyard that supports outdoor living and pet-friendly use cases for residents.
Community amenities are planned to extend beyond the individual homes. The development will feature a swimming pool, fitness center, and open green space designed for relaxation and informal recreation. Grilling stations are also included in the plans, providing additional outdoor gathering areas for residents. These amenities are organized around the central amenity hub to create a focal point for social activity within the community.
The Enclave at Fate Village adds to Bridge Tower's portfolio of residential offerings. The company builds single-family homes both for sale and for rent, and this project aligns with its strategy of delivering purpose-built rental housing. By focusing on townhome layouts with garages and private yards, the development targets households that may want a single-family living experience while remaining in a rental tenure structure.
With groundbreaking expected shortly and initial move-ins planned for early 2027, the project will roll out in phases as construction progresses. While detailed phasing, delivery sequencing, and financial terms have not been disclosed, the announcement underscores Bridge Tower's continued activity in the build-to-rent segment in North Texas. The Fate location adds a new community to the firm's mix of rental products serving suburban demand for larger-format rental housing.
