**Bridge Industrial Acquires 12.2-Acre Redevelopment Site in Downers Grove**

Bridge Industrial has announced the acquisition of a 12.2-acre parcel in Downers Grove, situated within the Central DuPage County submarket. The property, currently occupied by a functionally obsolete single-story suburban office building, offers prime interstate highway frontage and strong potential for redevelopment.

The firm plans to demolish the existing structure and develop a modern 240,000-square-foot industrial facility in its place. This project represents Bridge Industrial’s ninth office-to-industrial conversion, contributing to a portfolio that now includes over 5.4 million square feet of Class A logistics space redeveloped from more than 25 outmoded office buildings.

Strategically located with easy access to I-355 and I-88, the site benefits from proximity to both downtown Chicago and O’Hare International Airport. This makes it highly attractive for regional distribution operations as well as last-mile delivery services.

“We are focused on sourcing off-market opportunities of functionally obsolete, struggling suburban office properties to transform them into modern sustainable industrial facilities,” said Jon Pozerycki, Partner, Chicago Region at Bridge Industrial.

This acquisition reinforces the company’s commitment to meeting the growing demand for high-quality industrial space in core infill locations.
