Brennan Investment Group has acquired a three-building, 439,600-square-foot industrial portfolio in Nampa, Idaho, marking the firm's initial investment in the Boise industrial market. The portfolio is fully leased and characterized as an institutional-quality asset, giving Brennan an immediate, stabilized foothold in the region.
The three tilt-up industrial buildings were completed in 2023 and are described as being strategically located within minutes of Interstate 84 in Nampa. The location sits within what is identified as the Boise area's largest and highest-absorbing industrial submarket, underscoring the portfolio's positioning within an active logistics and distribution corridor.
The buildings feature modern industrial specifications, including 32-foot clear heights designed to accommodate contemporary warehousing and distribution requirements. Each property is equipped with ESFR sprinkler systems, supporting higher-density racking and enhanced fire protection standards commonly required by institutional users and tenants.
Truck courts at the properties exceed 130 feet in depth, providing ample maneuvering room for tractor-trailers and improving on-site circulation for logistics operations. These physical characteristics align the portfolio with current expectations for Class A industrial facilities and support its positioning as an institutional-caliber investment.
Brian Roach, managing principal at Brennan Investment Group, stated that the acquisition offers a strong opportunity to establish the company's presence in one of the fastest-growing industrial markets in the Western United States. He noted that Brennan views the Boise market as being set up for continued long-term growth and that this portfolio serves as a platform for expanding the firm's regional footprint.
