Initial site work is underway for BNSF’s planned $3.2 billion Logistics Park Phoenix rail hub in Wittmann, marking an early milestone for one of the region’s most significant freight infrastructure projects. Groundwork and grading have begun on roughly 350 acres in the southwest corner of a larger landholding the company controls near 235th Avenue and U.S. 60 in the far northwest Valley.

The rail hub, branded as Logistics Park Phoenix, is envisioned as a large-scale freight node that combines multiple functions on a single site. According to reporting from AZBEX, the project is being designed to integrate an intermodal facility, a logistics park, and a logistics center, with the goal of expanding freight capacity within Arizona’s transportation network.

As part of the early phase of work, BNSF is also constructing additional rail track that will serve as the first phase of the company’s planned intermodal facility. This initial infrastructure is intended to support longer-term build-out of the broader logistics platform, though detailed phasing and delivery timelines were not outlined in the available information.

The development site sits within a much larger 4,300-acre property owned by BNSF in the area, indicating substantial room for future expansion beyond the initial 350-acre grading effort. While specific industrial building sizes, tenant commitments, and absorption strategies were not disclosed, the combination of rail access and logistics uses signals a major new industrial node for the northwest portion of the greater Phoenix region.

BNSF has highlighted the project’s anticipated economic impact for the region. The company projects that the rail hub and related development will support more than 76,000 jobs, including direct, indirect, and induced employment during construction and ongoing operations. In addition, the project is expected to generate approximately $258 million in annual state and local tax revenues once fully realized.

The projected tax benefits are expected to flow to multiple public entities within Maricopa County, including schools, community colleges, and flood control districts, among others. These fiscal impacts underscore the scale of the planned logistics hub, even as detailed information about end users, development schedule, and financing structures has not yet been made public.

With grading now underway and new track construction in progress, the BNSF Logistics Park Phoenix project moves from concept toward execution, setting the stage for a significant expansion of freight and logistics capacity in the Phoenix area over time.
