A growing roster of national and specialty retailers, alongside an operating hotel, should support underwriting assumptions around retail demand and hospitality performance at Bluhawk.

Bluhawk, a 277-acre master-planned mixed-use development in Overland Park, Kansas, has announced a new group of retail and service tenants as construction continues to advance. The latest lineup is led by outdoor lifestyle retailer L.L.Bean and expands the project’s mix of shopping, dining and wellness offerings.

The announced tenants include L.L.Bean, Spavia Day Spa, JETSET Pilates, Chicken Salad Chick, Brookside Barkery & Bath, Amorino, Everbowl and Bruú Café. Additional tenants are expected to be named over time as leasing progresses across the master-planned campus.

Price Brothers serves as the developer and manager of Bluhawk. Company president Kent Price noted that the project is continuing to draw well-known brands, reflecting both the positioning of the development and the level of demand from consumers and retailers. The new signings add further depth to the retail and service components planned for the site.

L.L.Bean’s commitment to Bluhawk marks the retailer’s return to the Kansas City area. For Amorino, an Italian gelato concept, the Bluhawk location will represent its debut in both Kansas City, Kansas, and Missouri, broadening the region’s specialty dessert and cafe offerings within the project’s retail mix.

Construction at Bluhawk is progressing following a 2025 groundbreaking. Several national retailers have already opened at the complex, including J.Crew Factory, Buckle and Barnes & Noble, giving the development an established retail core as additional space comes online.

The project is also adding hospitality uses. Bluhawk reached a notable milestone in May 2026 with the opening of a Holiday Inn Express by IHG at the site. The hotel was developed and is managed by Price Hospitality and is described as the first of three planned hotels within the overall master plan.

As Bluhawk continues to roll out new tenants and hotel offerings, the development is building out its position as a regional destination within the Kansas City metro area, combining retail, food and beverage, wellness and lodging components across its large master-planned footprint.
