Blueprints Capital is advancing plans for Lakeside Village, a new mixed-use development within the Morrison Ranch master-planned community in Gilbert. The project will occupy 16 acres inside the roughly 3,000-acre community and is designed to introduce a blend of restaurants, retail, and office space in an upscale, lake-oriented setting.
The proposed plan for Lakeside Village calls for approximately 160,000 square feet of new construction distributed across 14 buildings. These buildings are expected to range from 858 square feet to 11,834 square feet, creating a mix of smaller and mid-sized footprints that can accommodate a variety of uses. The site design incorporates outdoor patios and courtyards, many of which will face the adjacent lake, emphasizing water views and open-air gathering spaces.
Of the total planned square footage, about 115,000 square feet is designated for lakeside restaurants, specialty retail concepts, and a wellness spa. The balance of the program, totaling approximately 45,000 square feet, is slated for office use. This configuration positions Lakeside Village as both a neighborhood-serving destination and a potential employment node within Morrison Ranch, bringing daytime and evening activity to the area.
Blueprints Capital is working on the development in partnership with the Morrison family, which has long-standing ties to the land. The family has owned and farmed the property for decades, historically producing cotton, corn, and alfalfa and operating a dairy farm with 13,000 cows. In the early 2000s, the family began partnering with developers to transition the agricultural land into the master-planned community that exists today.
A key design element of Lakeside Village is the integration of four historic grain silos located northeast of the project site. These silos are planned to anchor the new development, serving as a prominent visual and thematic link to the area’s agricultural past. Their presence is intended to connect future commercial activity with the long-term stewardship and history of the property.
Allen + Philp Partners has been engaged as the architect for Lakeside Village. The firm’s design will be central to balancing modern commercial requirements with the community’s established character and the site’s agrarian heritage, as expressed through the lakeside orientation and preservation of legacy structures.
