**Black Salmon Acquires Newly Built East Point Distribution Center for $41M**

Black Salmon has acquired the Camp Creek Commerce Center, a newly constructed, 220,000-square-foot Class-A distribution facility located at 5001 North Commerce Drive in East Point, Georgia. The acquisition price for the modern logistics property was $41 million. Crow Holdings was the seller in the transaction.

As part of the deal, Black Salmon secured a $30.1 million floating-rate acquisition loan with a five-year term, financed through Prime Finance.

Completed in 2024, the Camp Creek Commerce Center features cutting-edge industrial design including 32-foot clear heights, 310-foot building depth, and concrete tilt-wall construction, all tailored to meet the needs of modern logistics operations.

The facility is currently 68% leased to Grady Health System, which occupies 46,894 square feet for its pharmaceutical operations.

Strategically positioned, the property is just 0.6 miles from Interstate 285 and 2.0 miles from Interstate 85, providing excellent access to regional transportation networks. It is also conveniently located just 4.5 miles from Hartsfield-Jackson Atlanta International Airport, enhancing its appeal for distribution-centric operations.

The financing for the acquisition was arranged by JLL Capital Markets, with a team led by Melissa Rose, Bobby Norwood, Connor McCarthy, and Streeter Simmons.
