An institutional trade of a largely leased, multi-tenant industrial park at a nine-figure price point reinforces investor appetite for infill shallow-bay product in metro Atlanta and supports pricing for similar value-add repositioning plays.

BKM Capital Partners and Kayne Anderson Real Estate have expanded their presence in metro Atlanta with the purchase of Northridge Commons, a 471,000-square-foot industrial campus in Sandy Springs, Georgia. The buyers acquired the property for $100 million, adding significantly to BKM’s regional footprint less than a year after the firm entered the Atlanta market. With this transaction, BKM now controls approximately 1.5 million square feet across the metro.

The seller in the transaction was Third & Urban. The deal transfers ownership of a mature, multi-building industrial campus that has long served as a shallow-bay logistics and flex destination in Atlanta’s North Fulton County. While financial details beyond the purchase price were not disclosed, the acquisition underscores ongoing investor interest in infill industrial assets along key transportation corridors.

Northridge Commons consists of seven multi-tenant buildings situated on 38 acres along the GA-400 corridor, a major north-south artery for the region. The property was originally developed between 1981 and 1982 as a shallow-bay industrial park. Its configuration and suite sizes are designed to serve a range of small and mid-size industrial and flex users.

Individual suites at Northridge Commons range from 2,046 square feet to 39,221 square feet, with an average suite size of 7,849 square feet. The campus is reported to be 90% leased, indicating a relatively strong occupancy profile at the time of sale. Specific tenant names, lease terms and rent levels were not disclosed in connection with the transaction.

Brett Turner and Charlie Farmer led the acquisition effort on behalf of BKM Capital Partners and Kayne Anderson Real Estate. Their role included overseeing the purchase of Northridge Commons and expanding BKM’s holdings in the Atlanta industrial market. The transaction was facilitated by Nathan Williams of Scotland Wright Associates, who worked between BKM and Third & Urban to help complete the sale.

Post-closing, BKM plans to reposition Northridge Commons to align the property with the firm’s broader portfolio standards. While the company has not released specific details on scope, timing or capital investment, the repositioning initiative is intended to upgrade the campus relative to its current condition and positioning. Given the property’s existing occupancy and location in Atlanta’s North Fulton County along GA-400, any improvements are likely focused on maintaining competitiveness and supporting tenant demand in the industrial sector.

The Northridge Commons acquisition highlights continued institutional interest in established, multi-tenant industrial parks in metro Atlanta. By adding this 471,000-square-foot campus to its holdings so soon after entering the market, BKM is signaling a commitment to scaling its industrial platform in the region alongside capital partner Kayne Anderson Real Estate.
