A nearly stabilized, large-format light industrial portfolio trading at scale in Central Orlando signals continued institutional appetite for infill industrial with value-add capex angles. Owners and lenders should note that well-leased multi-tenant assets with clear upgrade plans remain competitive in the current investment-sales market.

BKM Capital Partners and Kayne Anderson Real Estate have purchased a four-property light industrial portfolio in Central Orlando for $103 million, expanding BKM’s footprint in the region. The acquisition totals 543,000 square feet across multiple assets located along the 33rd Street/McLeod and Silver Star corridors, established industrial hubs within the Central Orlando market.

With this transaction, BKM’s Central Florida presence grows to 13 properties and now exceeds one million square feet of industrial space under its control in the region. The newly acquired portfolio adds scale in Central Orlando and complements the firm’s existing holdings in nearby locations.

The four-property portfolio is made up of seven buildings and 22 individual units, providing a multi-building, multi-tenant configuration. According to BKM, the assets are 95% occupied, supported by a weighted average lease term of 4.3 years, indicating a predominantly leased and income-producing portfolio with medium-term rollover.

Physical characteristics of the buildings include clear heights ranging from 16 to 28 feet, positioning the properties within the light industrial segment. The portfolio also features a loading ratio of one dock or loading position per 4,000 square feet, aligning the buildings with functional distribution and light manufacturing requirements that rely on truck and loading access.

Two of the four properties are being added to BKM’s existing Gridline Orlando portfolio, further consolidating that branded collection of industrial assets. The remaining two properties will be operated as standalone assets within the firm’s broader Central Florida industrial strategy, indicating distinct asset-level business plans within the same geographic cluster.

Brett Turner led the acquisition effort for BKM, working alongside Max Stone on the buy-side. On the disposition side, Rick Brugge of Cushman & Wakefield marketed the portfolio on behalf of the seller, bringing the assets to market and coordinating the sales process.

Following the acquisition, BKM has outlined an extensive capital improvement plan aimed at revitalizing the portfolio. While specific scopes and budgets were not disclosed, the firm signaled that upgrades and enhancements are planned to reposition or refresh the assets for current and future tenants.

The transaction underscores ongoing investor interest in light industrial product in Central Orlando, particularly assets that are largely leased, offer institutional-grade building features, and present opportunities for value creation through targeted capital improvements.
