### BH Properties Acquires Legacy R&D Business Park in Plano for Redevelopment

BH Properties has acquired Legacy R&D, a 374,085-square-foot business park in Plano’s Legacy submarket, with plans to convert the space from 100% office use to a mix of office and warehouse flex space. The property, which spans 40 acres, is located at 6400-6700 Pinecrest Drive and 5212-5220 Tennyson Parkway.

Legacy R&D consists of a seven-building business campus with convenient access to major thoroughfares such as the Dallas North Tollway and State Highway 121. The area is surrounded by corporate headquarters, retail centers, and mixed-use developments.

Currently, the business park is 58% leased. BH Properties’ Jim Brooks highlighted the potential for transformation, stating, “Given the strong demand for flex and industrial space in the area, we see significant upside potential through strategic repositioning and leasing efforts.”

The seller was represented by Eastdil Secured’s Dallas investment sales team, led by Elizabeth Malone and K.C. Scheipe, while Scott Henry of BH Properties represented the buyer. Stream Realty’s Chase Lopez, James Mantzuranis, and Sam Bass in Dallas will handle leasing efforts for the newly repositioned space.
