BH Properties Acquires 297K-SF Tollway North Office Park in Plano’s Legacy Business Park

A single-owner control position over more than 675,000 square feet in Legacy Business Park positions BH to influence leasing dynamics and asset pricing in this Plano office node.

BH Properties has expanded its presence in Plano, Texas with the acquisition of Tollway North Office Park, a multi-building office complex in the Legacy Business Park area. The value-add real estate investment firm, which maintains regional offices in Dallas, Austin, and Houston, acquired the 297,591-square-foot business park from KBS. The property consists of seven office buildings and adds significantly to BH Properties’ established footprint in this corporate corridor.

The purchase builds on BH Properties’ earlier activity in the same submarket. In February 2025, the firm acquired the adjacent R&D at Legacy campus. With the latest transaction, BH Properties now controls more than 675,000 square feet across fourteen buildings within Legacy Business Park, underscoring a concentrated ownership position in this Plano employment hub. The seller, KBS, exited Tollway North Office Park through this sale.

Tollway North Office Park was developed between 1998 and 2000, placing it within a vintage that is increasingly being evaluated for modernization as tenant expectations evolve. BH Properties has indicated that it intends to capitalize on leasing upside at the property, suggesting that current or near-term vacancy offers room to grow occupancy and revenue. At the same time, the firm plans to evaluate future repositioning opportunities that align the asset with changing occupier preferences, which may include updates to building features, common areas, or tenant spaces.

On the capital markets side of the transaction, representation was clearly defined. KBS was represented by Newmark’s Dallas-based team of Gary Carr, Chris Murphy, Robert Hill, and Austin Sheahan. BH Properties was represented by Scott Henry, the firm’s managing director of Texas acquisitions, who is based in Dallas. These brokerage and advisory roles supported the transfer of ownership and helped facilitate execution between buyer and seller.

Post-acquisition, BH Properties has engaged Stream Realty to oversee leasing at Tollway North Office Park. Stream Realty’s Dallas team of Chase Lopez, James Mantzuranis, and Sam Bass will represent BH Properties in marketing available space and negotiating lease agreements with prospective tenants. Their assignment will be central to BH Properties’ strategy of capturing the property’s leasing upside and positioning the campus competitively within the Plano office market.

The combination of a sizable, multi-building office park, a value-add investment thesis, and established local brokerage teams on both the sales and leasing fronts reflects continued investor interest in well-located suburban office campuses that offer a path to income growth through active asset management and potential repositioning.
