BH Properties has expanded its presence in the Bay Area with the acquisition of 2125 O’Nel Drive, a 110,669-square-foot, Class-A office and R&D facility located in North San Jose. Terms of the transaction were not disclosed.

The two-story property, recently renovated in 2022, is strategically located near Mineta San Jose International Airport. Originally constructed in 1985, the building now features modern upgrades and presents a unique signage opportunity with over 500 feet of freeway frontage, offering high visibility to more than 210,000 commuters daily.

Colliers represented the seller in the transaction, with Andy Zighelboim, Kevin Moul, Brad Idleman, and Bob Gilley leading the effort. The acquisition was led by Peter Horn from BH Properties’ San Francisco regional office.

“This is a well-located, high-quality asset in one of the most dynamic technology corridors in the country,” said Jim Brooks, president of BH Properties. “The vacancy presents an immediate lease-up opportunity, and the building’s recent upgrades make it an attractive option for a wide range of tenants looking to grow or relocate in Silicon Valley.”
