An off-market, joint-venture purchase of a 2020-built Class A facility for a value-add strategy highlights continued institutional appetite for modern industrial logistics product in established freight corridors.

BGO and Alliance Industrial Company have acquired Northwest Commerce Park Building 2, a Class A industrial facility in Fort Worth, Texas. The purchase was completed through a joint venture between the two firms, with Nutri-Bon Distribution selling the asset in an off-market transaction. The property totals 266,152 square feet and is located at 2765 Highway 114, positioning it along a key transportation corridor in the region.

The acquisition marks the fourth transaction for BGO under its U.S. industrial value-add strategy, underscoring the firm's continued focus on contemporary logistics and distribution product. While financial terms of the transaction were not disclosed, the deal brings a recently built, institutional-quality asset into the joint venture's portfolio.

Northwest Commerce Park Building 2 was developed in 2020 by Stream Realty and Morgan Stanley, which teamed up to deliver the project during a period of strong industrial demand. The building is configured as a front-load distribution facility within the NE Tarrant/Alliance industrial submarket, an area that has been a focal point for large-format logistics space due to its highway access and transportation infrastructure.

The facility offers modern industrial specifications, including 32-foot clear heights designed to support high-cube warehousing and racking systems. It is equipped with 51 dock-high doors to facilitate truck loading and unloading, as well as two drive-in doors that provide additional flexibility for a variety of users and vehicle types. A 185-foot concrete truck court serves as the primary circulation and maneuvering area for trucks, supporting efficient trailer movements on-site.

Trailer and auto parking capacity at the property includes 46 trailer stalls and 135 car parking spaces, supporting both distribution operations and employee access. These physical attributes align the building with current tenant requirements for regional distribution and last-mile or middle-mile logistics operations.

The property benefits from direct frontage on State Highway 114 and convenient access to Interstate 35W, linking it to the broader North Texas highway network. It is also situated near major logistics infrastructure, including BNSF's Alliance Intermodal facility and Perot Field Fort Worth Alliance Airport. This proximity to rail and air cargo nodes enhances the asset's appeal to tenants that rely on multimodal transportation solutions and time-sensitive freight movement.

With this latest acquisition, the BGO and Alliance Industrial Company joint venture has added a relatively new, Class A distribution facility in a logistics-focused submarket to its industrial holdings, in line with a value-add strategy targeting modern warehouse product in established freight corridors.
