**Beyond Richmond Office Acquires Two Westchase Office Properties Totaling 295,000 SF**

Beyond Richmond Office has announced the acquisition of two office buildings in Houston’s Westchase submarket, totaling 295,000 square feet. The new assets include:

– **9800 Richmond Avenue**: An eight-story building comprising 177,000 square feet.
– **11000 Richmond Avenue**: A six-story building with 118,000 square feet.

The leasing assignment for both properties has been awarded to a team from Avison Young led by Marti Grizzle and Wade Bowlin.

As part of a strategic repositioning effort, Beyond Richmond Office is initiating capital improvements for both buildings. Planned upgrades include a modernization of the main lobby spaces and the addition of new food options. Notably, a café will be introduced at the 9800 Richmond Avenue building. Furthermore, entire floors will be converted into co-working spaces—specifically, the seventh floor at 9800 and the fourth floor at 11000.

Located at the heart of the Westchase District, both properties offer convenient access to key Houston thoroughfares such as the Westpark Tollway, Sam Houston Parkway, Katy Freeway, and Southwest Freeway. Tenants will also benefit from proximity to a diverse selection of restaurants, shopping venues, and hospitality services, making the properties appealing to a broad range of office users.
