In Bethesda, Maryland, CP Group and DRA Advisors have successfully leased almost 100,000 square feet at CapRock. This three-building office campus spans over 709,313 square feet and has undergone a $12+ million capital improvement program since it was acquired by CP Group in 2022. The lease agreements involve five new tenants as well as one renewal from an existing anchor tenant. JLL’s Bernie McCarthy, Amanda Davis, Danny Sheridan and Patrick Hall represented the landlord in all transactions.
According to Josh Edwards, Senior Vice President at CP Group: “Our ongoing building upgrades have been instrumental in attracting tenants from various industries including medical users – a key focus for our growth and a first for the campus.” In 2023,C P Group rebranded the property to CapRock (formerly known as Democracy Center) as part of its efforts to reposition it through extensive renovations. Designed by Skidmore Owings & Merrill and developed by Boston Properties originally ,CapRock comprises two nine-story buildings along with one fifteen-story building.
