Berkadia Secures Joint Venture Equity for Final Phase of Fremont Multifamily Project
Berkadia has successfully secured a joint venture equity partner on behalf of an institutional client for the development of Aurum, a 336-unit multifamily community in Fremont, California. This marks the final phase of a larger 966-unit residential project located adjacent to the Warm Springs BART Station.
Brett Betzler, Senior Managing Director, and Kaohu Berg-Hee, Senior Director, from Berkadia’s Irvine and San Francisco offices, respectively, led the transaction.
“Aurum was one of only a handful of high-density projects capitalized in California in 2025,” said Betzler. “It is a stone’s throw from the Tesla plant, the highest-volume vehicle manufacturing facility in North America, producing over 500,000 cars annually. Its proximity to major Silicon Valley employers like Nvidia, Google, Apple, and Meta makes it a highly attractive location. The strong demand is reflected in the leasing success of the first two phases, which have validated the business strategy for this final phase.”
The Aurum development will be located at 3300 Innovation Way. The project will comprise a five-story, elevator-served residential building featuring 336 apartment homes, more than 600 structured parking spaces, a state-of-the-art fitness center, a resort-style pool, and approximately 4,900 square feet of ground-floor retail space. Completion is anticipated in 2027.
