Berkadia Arranges $40.7M Recapitalization of Orlando Mixed-Use High-Rise Property

Berkadia recently arranged $40.7 million for the recapitalization of One Eleven, a 30-story high-rise in downtown Orlando. The property features office, retail and residential space and was secured on behalf of the sponsor Lincoln Orlando Holdings LLC by Senior Managing Director Charles Foschini, Managing Director Chris Apone and Associate Director Shannon Wilson from Berkadia South Florida.

Morgan Stanley provided a five-year full term interest only loan to finance the 2008 built property which includes 11,076 square feet of ground floor retail space across nine parking levels as well as 152,360 square feet Class A Office space plus 164 apartments known as “Aspire” with studio one-, two-, three bedroom options available alongside roof top pool deck amenity level with balcony health club and fitness center amenities. Commercial tenants include Ocean Bank & Daily Bread Innovative Systems Group FL McDonald Toole Wiggins PA National Society Leadership & Success Atwell Engineers Skanska Huitt Zollars Inc..

This financing marks an important milestone for both parties involved in this transaction demonstrating their commitment to providing quality services within mixed use properties located in Downtown Orlando area.
