**Beacon Capital Partners and Trammell Crow Company Complete Hyde Park Labs in Chicago**

Beacon Capital Partners and Trammell Crow Company (TCC) have announced the completion of Hyde Park Labs, a state-of-the-art development located in Chicago, Illinois. As part of their ongoing commitment to community and innovation, the partnership is also celebrating the grand opening of the Southside STEM Station, a new STEM engagement center for local youth, situated on the ground floor of the facility.

CBRE’s Dan Lyne and Brandon Green are serving as the exclusive marketing and leasing agents for Hyde Park Labs. The project team also includes design and construction collaborators such as Elkus Manfredi Architects, Interactive Design Architects, Power Construction, Ujamaa, and Trinal.

The 13-story building, located at 5207 South Harper Avenue, spans over 300,000 square feet. It features nine full floors of laboratory and office space, street-level retail, four levels of structured parking, and 40,000 square feet of amenities designed to support tenant productivity and collaboration.

The University of Chicago has pre-leased approximately 55,000 square feet within the building. This space will support faculty research initiatives and house the new UChicago Science Incubator. The nearby Harper Court building also hosts the Chicago Quantum Exchange, further establishing the area as a growing hub for scientific advancement and innovation.

Hyde Park Labs marks a significant milestone in Chicago’s life sciences development and underscores the growing trend of integrating community-based STEM programming within commercial real estate developments.
