**Hunington Properties Sells Baytown Multifamily Community for $41.4M**
Hunington Properties has sold The Vic at Southwinds, a 265-unit multifamily community located in Baytown, Texas, for $41.4 million. The buyer has not been disclosed. According to Commercial Edge, the developer secured a fixed-rate $32.2 million construction loan from Greystone Servicing Corp. in 2019.
Completed in 2021, the community—now rebranded as Vista at Southwinds—comprises eight buildings situated on a 12-acre site at 1900 Kilgore Parkway. The location provides convenient access to Interstate 10 as well as Highways 99 and 146.
Vista at Southwinds offers one-, two-, and three-bedroom units ranging in size from 617 to 1,371 square feet. Residents have access to a variety of amenities, including a swimming pool, lounge area, fitness center, business center, private garages, designated boat and RV parking, two pet parks, and barbecue stations.
Located approximately 32 miles east of downtown Houston, the apartment community is part of the greater Houston metro area. As of February, rental rates in Houston had increased by just 0.1% year-over-year, below the national average rent growth of 1.2%.
