Bank of India, IQ-EQ Sign Long-Term Leases at Midtown Tower

Twenty- and 10-year full-floor commitments from financial and investor services tenants support stable cash flow for the landlord and may aid valuation and refinancing options at 1212 Avenue of the Americas.

Two long-term office leases have been completed at 1212 Avenue of the Americas, a 24-story Midtown office tower owned by Stawski Partners. JLL arranged the transactions, which together total 28,762 square feet of office space and extend the building’s roster of financial and professional services tenants.

Bank of India, New York Branch, has committed to a 20-year lease for the entire 12th floor of the property. The floor comprises 14,630 square feet, giving the commercial bank a full-floor presence in the Midtown tower. The branch is part of Bank of India, which is owned by the Government of India.

IQ-EQ Fund Services, the U.S. division of the global investor services group, has signed a separate long-term lease in the building. The company committed to a 10-year term for the entire 14th floor, totaling 14,132 square feet. The transaction provides IQ-EQ with a dedicated full-floor office in the same Midtown property.

The two leases were completed as Stawski Partners advances a new building enhancement program at 1212 Avenue of the Americas. Ownership is introducing a 15,000-square-foot hospitality and amenity center designed by architecture and design firm A+I. The amenity offering is scheduled for completion in 2027 and is intended to respond to evolving tenant expectations for workplace environments.

JLL vice chairman Paul Glickman, together with senior vice president Diana Biasotti, executive managing director Greg Wang and executive vice president Harrison Potter, represented Stawski Partners in the leasing negotiations. Their team acted on behalf of the landlord in securing both long-term commitments at the tower.

On the tenant side, IQ-EQ was represented by a JLL team as well. JLL New York vice chairman Matthew Astrachan, executive vice presidents Kristen Morgan and Seth Godnick, and managing director Jamie Boast, from JLL’s Charlotte office, advised IQ-EQ in its 10-year lease for the 14th floor.

Bank of India was represented by a group from Cushman & Wakefield and Joseph Hilton & Associates. Cushman & Wakefield’s Chris Helgesen, Dirk Hrobsky and Alejandro Alvarez, alongside Joseph Hilton of Joseph Hilton & Associates, negotiated on behalf of the bank in its 20-year lease for the 12th floor.

The combination of long-duration leases and a planned hospitality and amenity center underscores the building’s focus on tenant experience and stability in a Midtown office environment. With both tenants securing full floors on extended terms, 1212 Avenue of the Americas adds two international financial and investor services occupiers under multi-year commitments.
