Balfour Beatty has begun work on a major expansion of on-campus student housing for the University of Florida, marking the first phase of a long-range residential growth plan. Working in partnership with the university, the firm will deliver 2,217 beds across four new residential buildings as part of the initial development stage.
The Phase 1 program will comprise more than 680,000 square feet of residential space, according to the university and its development partners. This effort is the opening component of a broader initiative approved by the University of Florida Board of Trustees to add 10,000 new beds over the next decade, with the overall program sized at more than $2 billion.
Balfour Beatty is executing the first phase through a joint venture in which it holds a 65% interest alongside Stellar Group, which holds the remaining 35%. The partnership is tasked with delivering the four-building student housing community, which is designed to expand on-campus capacity and modernize the university’s residential offerings.
The project team also includes architecture firms Clark Nexsen and Walker Architects. Together, they are planning and designing the new housing community to accommodate the university’s enrollment and residential demand goals while aligning with the long-term 10,000-bed framework previously authorized by the Board of Trustees.
The new community will incorporate a range of student-focused amenities. Planned features include a café and an Amazon Market, as well as a multipurpose event space intended to support programming and student activities. The buildings will also provide study and collaboration areas, in addition to social gathering spaces designed to encourage interaction among residents.
University officials and the development team intend for the project to help ease existing pressure on student housing availability. The new beds are expected to make progress toward addressing a waiting list that currently exceeds 1,000 students seeking on-campus accommodations.
Construction on the University of Florida’s latest student housing community is already underway. Two of the four residential buildings are scheduled to be completed in Fall 2028, providing the first wave of new beds to the market. The remaining two buildings are expected to be delivered in late Fall 2028, which would bring the full Phase 1 inventory online before the end of that semester.
This initial phase is positioned as a foundational component of the university’s larger 10-year student housing strategy. As the first 2,217 beds are completed and occupied, the university and its partners will be able to measure performance and demand response as they plan subsequent phases within the wider 10,000-bed, $2 billion-plus program.
