Property & Building Corporation Ltd. has completed a renewal and expansion lease with global law firm Baker McKenzie at 10 Bryant, a Class A Midtown office tower located at 452 Fifth Avenue in Manhattan. The new agreement covers 121,833 square feet, reflecting both an extension of the firm’s existing space and an increase in its overall footprint in the building.
Under the updated lease, Baker McKenzie will occupy a total of 7.5 floors in the office tower. The firm’s premises now include a portion of the 14th floor, the entire 15th through 20th floors, and the 30th floor at the top of the building. This expanded layout consolidates the law firm’s presence within the property while adding space on the tower’s highest level.
The building at 10 Bryant comprises approximately 865,000 square feet across 30 stories and is positioned as a Class A office asset in Midtown. The tower, which has been recently repositioned, was formerly known as the HSBC Tower. Its Midtown location and updated profile are highlighted as key attributes for tenants seeking modern, centrally located office space in Manhattan.
Eli Elefant, CEO of PBC-US, noted that the landlord is honored to see Baker McKenzie grow its presence at 10 Bryant through a long-term lease commitment. He described the property as one of the best-located and most thoughtfully amenitized office destinations in Manhattan, underscoring its appeal to tenants looking to solidify their footprint in the area.
On the landlord side, Property & Building Corporation was represented by a JLL leasing team. The group was led by vice chairmen Paul N. Glickman and Ben Bass, executive vice president Kristen Morgan, and senior vice president Kate Roush. Their role encompassed negotiating the lease renewal and expansion on behalf of PBC.
Baker McKenzie was represented in the transaction by Savills. The tenant’s advisory team included David Goldstein, president, Tri-State, and John Mambrino, vice chairman. Savills’ representation focused on aligning the firm’s space needs with the building’s offerings, resulting in an expanded block of contiguous office space as well as a presence on the tower’s top floor.
The completed lease reinforces Baker McKenzie’s long-term commitment to its Manhattan offices at 10 Bryant and reflects continued demand from a global law firm for Class A space in a Midtown tower that has undergone recent repositioning.
