Minnesota-based Bader Cos. has expanded its multifamily holdings with the acquisition of The Arts, a 228-unit apartment community in Dallas, from GF Properties Group. The change in ownership comes after the seller held the asset for more than a decade, underscoring the property’s long-term institutional sponsorship and positioning within the local rental market.

Acquisition financing for the transaction was provided by New York Life Insurance Co., which issued a $39 million loan on behalf of Bader. The loan underscores ongoing appetite from life insurance companies for stabilized, well-located multifamily collateral, even as capital markets conditions remain selective across property types and geographies.

The Arts was completed in 2010 and offers a mix of one- to three-bedroom apartments. Units at the community average 894 square feet, placing the property in a segment that can appeal to both individual renters and small households seeking additional living space. As of April, the property was reported to be 93.9 percent occupied, indicating strong in-place demand and limited immediate vacancy risk at the time of the trade.

Located at 2611 Ross Ave. in Dallas, The Arts provides residents with a range of community amenities. Shared spaces include a clubhouse, several lounge areas, a business center, a fitness gym and a swimming pool, among other features. These amenities are designed to support both lifestyle and work-from-home needs, aligning the property with expectations for contemporary multifamily communities delivered over the past cycle.

Bader’s stated investment approach focuses on acquiring high-quality, well-located assets that can be purchased at a discount to current replacement cost. The firm targets properties where this basis is expected to provide a degree of protection from future development competition. Following acquisition, Bader seeks to implement value-add strategies aimed at capturing a substantial mark-to-market upside, signaling a business plan centered on both operational and rent growth initiatives rather than purely passive ownership.

The seller, GF Properties Group, is a wholly owned subsidiary of the Southern Ute Indian Tribe Growth Fund. GF Properties Group is engaged in real estate investment, development and management activities through a combination of direct ownership and partnerships with nationally recognized firms. The disposition of The Arts illustrates the active portfolio management approach often taken by institutional owners, reallocating capital while leaving a stabilized, amenitized multifamily asset in the hands of another experienced sponsor.
