Avison Young Inks Long-Term Lease for Mercedes-Benz of Beverly Hills at 8825 Wilshire Blvd

Avison Young Negotiates Relocation for Mercedes-Benz of Beverly Hills
CRE Market Beat Take
The leasing of what is described as the last automotive-zoned site in Beverly Hills underscores the scarcity value of well-located, fully entitled auto retail properties and supports long-term income visibility for the landlord.

Avison Young has arranged a long-term relocation for Mercedes-Benz of Beverly Hills, securing a multi-decade lease for the luxury auto dealership at 8825 Wilshire Blvd. in Beverly Hills. The agreement covers 37,561 square feet and was negotiated on behalf of the property ownership, 8825 Wilshire LLC.

The Mercedes-Benz of Beverly Hills dealership, a Fletcher Jones Company operation, is moving from its previous location at 9250 Beverly Blvd., described as Beverly Hills-adjacent, to this new address within the city. With the move, the dealership gains a location embedded more directly in the core of Beverly Hills while maintaining continuity of service for its customer base.

Jodi V. Meade, principal and national director of Avison Young’s Automotive Properties Group, represented the landlord in the lease negotiations. According to Avison Young, Meade acted for 8825 Wilshire LLC in securing the tenant on a multi-decade basis, aligning the landlord with a well-known, high-profile automotive brand.

The tenant handled the transaction without outside brokerage representation, self-representing in the lease negotiations. This approach underscores the dealership’s direct engagement in its real estate strategy as it consolidates its presence in the Beverly Hills market.

While the dealership’s sales and full-service activities will relocate to 8825 Wilshire Blvd., the company will continue to operate its existing service and repair center at 400 Foothill Rd. in Beverly Hills. This allows Mercedes-Benz of Beverly Hills to maintain a broader operational footprint in the city, with dedicated locations for both service and showroom functions.

Avison Young characterized the new dealership site as the last remaining automotive-zoned real estate in Beverly Hills that can support both sales operations and a full-service bay configuration. Within that context, the lease is positioned as mutually beneficial for both tenant and ownership, pairing a specialized property with a user needing integrated sales and service capabilities.

The relocation gives Fletcher Jones’ Mercedes-Benz franchise a more central position in Beverly Hills, positioning the dealership to build on its existing brand strength in the local market. For 8825 Wilshire LLC, securing a multi-decade commitment from a nationally recognized auto brand provides long-term tenancy stability at a unique automotive-zoned site.
