### Austin Could Approve High-Rise Development on Riverside Drive

If the Austin City Council grants final approval later this month, an aging waterfront office building in South Central Austin may soon be replaced by two 500-foot-tall high-rises. The development is being spearheaded by **The Hunt Companies**. If the proposal is not approved, the developer will have the option to build apartments with a maximum height of 96 feet.

The project, located at **200 E. Riverside Drive**, is expected to include nearly **1.4 million square feet** of office, apartment, and condo space, along with **30,000 square feet** of ground-floor retail and other public amenities near the south shore of **Lady Bird Lake**.

Instead of incorporating income-restricted housing within the towers, Hunt has proposed contributing to the city’s housing fund to support affordable units elsewhere. According to **Community Impact**, city officials have indicated support for this payment, helping advance the zoning case toward its third and final vote.

The development would also feature **Waterfront Station**, which is currently being considered as an elevated transit stop leading to a new bridge across the lake.
