Austin Industrial Construction Pipeline Reaches Record Highs

Austin’s industrial construction pipeline saw a surge to an all-time high of 16.9 million square feet in Q2 2023, representing a 74% increase from the previous quarter. According to Partners Real Estate, most of this pipeline consisted of 16 million square feet in warehouse/distribution space and 500,000 sq. ft. in manufacturing space.

Net absorption (move-ins minus move-outs) for the Austin Industrial market was 848,352 sq. ft., making it the sixteenth consecutive quarter with positive net absorption since Q2 2019 . The average monthly rental rate stood at $1
