### Austin High-Rise Development Moves Closer to Approval

If the Austin City Council grants final approval later this month, a waterfront office building in South Central Austin could be replaced by two 500-foot-tall high-rises. The development is being led by **The Hunt Companies**. Should the council reject the plan, the developer would still have the option to construct apartments up to 96 feet high.

The proposed project, located at **200 E. Riverside Drive**, would encompass nearly **1.4 million square feet** of office, apartment, and condo space. Additionally, plans include **almost 30,000 square feet** of ground-floor retail space, along with other public amenities near the south shore of Lady Bird Lake.

Instead of incorporating income-restricted units within the high-rises, the developers have proposed contributing funds to the city’s housing fund to support affordable housing elsewhere. Officials have signaled support for this approach, which helps advance the zoning case toward its third and final vote.

The development would also include **Waterfront Station**, an elevated transit stop currently under consideration, which could lead to a new bridge across Lady Bird Lake.
