Austin-Area Town Approves $15M for Shopping Center Development Incentives

A new $130 million shopping center is set to open in Marble Falls, bringing well-known retail and restaurant brands to the area for the first time. The development, known as Shops at Flatrock Crossing and led by Flatrock Development Partners, spans 350,000 square feet. Edge Realty is currently seeking tenants for the project.

The center will feature an Academy Sports and Outdoors store as well as a major grocery retailer. In addition, there are plans for numerous pad sites and retail spaces that may include Ulta, Famous Footwear,TJ Maxx,Micheal’s Chipotle,Panera Bread Longhorn Steakhouse,Olive Garden,Floor & Decor,and Ashley’s Furniture.

Situated at the intersection of US Hwy 281and FM2147,the site is just seven miles from Spicewood.The Marble Falls City Council unanimously approved a $14.9 million economic incentives package on May 7th in support of this development.Town officials anticipate that it will have a significant economic impact worth over $1.75 billion within ten years,and create more than 1,o00 jobs.

Developers estimate that construction on this project could be completed by late2025.
