**ATLAS Capital Partners Acquires Industrial Site in Mesa for $13.8M Project**
ATLAS Capital Partners, in partnership with Hawkins Development Company, has announced the $13.8 million purchase of approximately 38 acres in Mesa, Arizona’s Elliot Road Tech Corridor. The site, located at 4140 S. Signal Butte Road, will be the future home of the ATLAS Exchange — a four-building, Class A industrial development.
The project will consist of four freestanding buildings ranging in size from 40,000 to 100,000 square feet. Designed to attract single-tenant users, the ATLAS Exchange will emphasize operational flexibility with dedicated yard space and a strong identity for each tenant. Planned amenities include shaded outdoor ramadas and pickleball courts, creating a high-quality, amenity-rich environment.
Pat Harlan and Steve Larsen of JLL are serving as exclusive leasing brokers for the project. They represented both ATLAS and the property’s seller, Brookfield Properties, in the land transaction.
Construction is scheduled to begin in the third quarter of 2025. Build-to-suit opportunities are currently available for interested tenants.
