Shorenstein Investment Advisers recently acquired 14th & Spring, a state-of-the-art office tower located in the bustling Midtown Atlanta area. The impressive 12-story building spans over 324,000 square feet and is classified as Class A. It was previously owned by Greenstone Properties and their equity partner Goldman Sachs.
According to Commercial Edge, construction on the project began in 2019 under Greenstone’s leadership with funding from a $84.7 million loan provided by U.S Bank. The architect for this project was HKS.
Despite its completion in early 2022, the office tower has remained unoccupied until now. Its features include inviting outdoor balcony spaces, collaborative work hubs, a spacious lobby area with modern design elements,a coffee shop for tenants’ convenience,and even an on-site fitness center.
Claude Esposito of Shorenstein expressed excitement about their recent acquisition stating that they were able to close the deal without any financing involved.They also have plans to invest further into improving this asset through enhancing common areas and expanding amenities available for tenants’ use.
To support these capital improvement efforts,the company has enlisted ASD | SKYto repositionthe lobby space,enriching its exterior appearance,and updatingthe building entrance.Additionally,new amenity offerings will be addedto enhance tenant experience within the building premises.CBRE’s experienced leasing team led by Jeff Keppen,Nicole Goldsmith,and Kyle Kenyonwill be handling all leasing activitiesfor this property moving forward.
