**Ashley Capital Lands $90.4M Refinance for Atlanta-Area Industrial Project**
Affinius Capital has secured a $90.4 million loan to refinance Buildings 3 and 4 at Georgia North Logistics, a Class A industrial warehouse development in Adairsville, Georgia. The loan was provided to Ashley Capital and will be used to lease the facilities through to stabilization.
The development comprises 1.5 million square feet of newly constructed industrial space, strategically located along Georgia’s I-75 freight corridor—approximately 60 miles northwest of Atlanta. Building 3, totaling one million square feet, was completed in January 2024, while the 498,000-square-foot Building 4 was delivered in July 2022. These two facilities are part of Ashley Capital’s master-planned Georgia North Logistics industrial park, which currently includes three existing buildings.
The site’s proximity to I-75 provides exceptional connectivity to regional logistics hubs and supports the operations of over 250 nearby manufacturers, enhancing its long-term value as a logistics and distribution center.
