Arlington Approves $3.8M Grant for Mixed-Use Development Near Entertainment District
The Arlington City Council has approved a $3.8 million grant to support the development of Arlington Center Square, a new mixed-use lifestyle destination. The grant will assist in assembling land for the project, which includes plans for a variety of uses near the city’s entertainment district.
The development is spearheaded by Mahrouq Enterprises International Inc., which currently owns the site located on Division Street. A 145-key upscale hotel, estimated at $54 million, is already under construction on the property.
Plans for Arlington Center Square may involve a food hall, retail shops, dining establishments, multifamily residential units, and structured parking, creating a vibrant, multi-functional community hub.
Under the terms of the agreement with the city, the developer must meet specific project milestones. These include:
– Delivering a conceptual project brief with a site plan, feasibility analysis, and conceptual renderings within 18 months.
– Beginning construction drawings within 36 months.
– Securing project financing within 54 months.
– Commencing vertical construction within 60 months.
Additionally, the City of Arlington has agreed to form a long-term lease on the property designated for parking. If the project moves forward as planned, the developer will have the option to purchase the leasehold interest in the property.
This move reflects continued investment in the Arlington area, reinforcing its position as a growing destination for entertainment, hospitality, and urban living.
