Ares Management Corporation has completed the final close of Japan Logistics Development Partners V LP, the newest vehicle in its Japan-focused logistics real estate development fund series. The fund raised ¥612 billion, or approximately US$4 billion, including both limited partner equity commitments and a general partner commitment.
Japan Logistics Development Partners V, also referred to as JDP V, reached its hard cap, underscoring strong demand for the strategy. According to Ares, the new fund is nearly 50% larger than the prior 2021-vintage Japan Logistics Development Partners IV fund, marking a significant step up in scale for the platform.
The close of JDP V represents Ares Real Estate’s largest closed-end institutional fundraise to date. The capital raise highlights the firm’s ability to aggregate global institutional capital around a focused sector and geography, in this case development of modern logistics real estate across key Japanese markets.
Commitments to the fund came from a diversified global investor base that includes pension funds, sovereign wealth funds, insurance companies, financial institutions and other institutional investors. These investors are drawn from regions including North America, Asia-Pacific, Europe and the Middle East, reflecting broad geographic participation in the strategy.
Canada Pension Plan Investment Board is serving as a cornerstone investor in JDP V. The organization has committed ¥150 billion to the fund, or approximately US$968 million, representing a substantial portion of the total equity capital raised.
In line with its predecessor funds, JDP V is expected to focus primarily on developing institutional-quality, modern logistics facilities in Japan’s key metropolitan areas. Target markets for investment include Greater Tokyo, Greater Osaka and Nagoya, which are among the country’s most important population and distribution hubs.
The fund’s projects will be developed and operated by Marq Logistics, Ares’ vertically integrated global logistics real estate platform. Marq Logistics is responsible for executing the strategy on the ground, including development and ongoing operations of the logistics facilities built or owned by the fund.
As of June 30, 2026, Marq Logistics managed approximately 120 million square feet of logistics space in Japan. Globally, the platform oversaw more than 655 million square feet at that time, illustrating the scale at which Ares and Marq Logistics are active in the logistics sector.
With JDP V now closed, Ares has added a larger pool of capital to its existing logistics development program in Japan, positioning the firm to continue building out modern warehouse and distribution facilities in some of the country’s most active logistics corridors.
