Rockhill Capital & Investments has recently acquired a 116-acre parcel of land in Anna, a city located 45 miles north of Dallas in North Texas. The buyer, based in Frisco, plans to sell fully entitled tracts of land to various developers and end-users. The property is situated at the intersection of County Road 371 and State Highway 5, just two miles east from the U.S.75 corridor.
The seller was represented by John St.Clair, Tyler Hemenway and Davis Willoughby from Younger Partners during the transaction process.
Currently under contract with a commercial developer is an area measuring approximately 9.5 acres on SH-5 while negotiations are ongoing with another user/developer for the remaining portion spanning across approximately24 acres which has been zoned for multifamily use.
The Cox Family had owned this piece of land for several decades before it was sold off to Rockhill Capital & Investments.Brent Libby from Rockhill stated that “the Cox Tract presents an excellent opportunity as it is essentially infill on the east sideof Anna.” He also mentioned that they were able to secure favorable entitlements including single-family,multifamily,and commercial zoningfor this development project.
