Full lease-up of a large Financial District tower mid-reposition signals that lender and equity capital may continue to favor well-located, upgraded office assets over weaker stock.

AmTrustRE has achieved full occupancy at 59 Maiden Ln., a 1,043,670-square-foot office tower located in Manhattan’s Financial District. The national real estate owner-operator reported that the property reached 100% occupancy following two recent leasing actions: a new 14,807-square-foot lease with Blackstone-backed ANV Group Holdings Ltd. and a 58,164-square-foot renewal with London Fischer LLP.

The new lease with ANV Group Holdings brings an additional financial sector tenant to the tower, while London Fischer’s renewal extends the law firm’s presence in the building. Together, these commitments bring the property to full occupancy while a significant repositioning effort is still underway, underscoring ongoing tenant demand for space in the building during its transformation.

The repositioning of 59 Maiden Ln. includes extensive facade and lobby renovations scheduled for completion in 2027. In parallel, a redesigned public plaza at the property is expected to be finished later this year. These improvements are intended to enhance the building’s presentation and the overall tenant experience, aligning the asset with contemporary office standards in a competitive market environment.

Jonathan Bennett, President of AmTrustRE, said that achieving full occupancy prior to completing the upgrade program serves as a meaningful validation of the firm’s long-term investment strategy for the property. He noted that AmTrustRE has focused on repositioning what it views as an exceptionally well-located asset and reinvesting in both the building and the tenant experience, with the goal of delivering a workplace that supports strong leasing performance and competes with leading office assets in the market.

On the leasing front, ANV Group Holdings and AmTrustRE were both self-represented in the new lease transaction. For the renewal, Bud London, Managing Partner of London Fischer, represented the firm, while AmTrustRE was self-represented by Anne Holker, Managing Director Leasing and Acquisitions at AmTrustRE. These arrangements illustrate a mix of internal and tenant-side representation in finalizing the deals that brought the tower to full occupancy.
