Ambrose has started construction on the first two facilities at Plainfield Innovation Park, a 720-acre business park in Plainfield, Indiana, southwest of Indianapolis. The groundbreaking for Buildings I and II marks the next phase of development at the large-scale industrial campus, which is planned to accommodate modern bulk industrial product.
Building I at Plainfield Innovation Park is planned at approximately 181,000 square feet. Building II is planned at approximately 217,000 square feet. Each of the new buildings will include a 2,925-square-foot office area and will offer minimum divisibility down to 50,000 square feet, allowing the space to serve multiple users. At full build-out, Plainfield Innovation Park is expected to feature approximately 14 bulk modern industrial buildings, positioning the park as a significant cluster of logistics and industrial facilities in the region.
The latest construction activity follows a previously announced commitment by Boston Scientific Corporation at the same business park. Boston Scientific has outlined a $138 million investment to develop a new 500,000-square-foot medical device distribution and light manufacturing facility within Plainfield Innovation Park. That project adds a large-scale, specialized industrial facility to the park’s pipeline and underscores ongoing tenant and user interest in the location.
In addition to its work in Plainfield, Ambrose has recently advanced another industrial project in the Indianapolis area. The firm has broken ground on Indianapolis Logistics Park – South, a two-building industrial development on a 16-acre site in Greenwood, Indiana. Compass Commercial Construction Group is serving as the general contractor for Phase I of this project, while ATA Architects is providing design services.
Cushman & Wakefield has been engaged to handle leasing and marketing for Indianapolis Logistics Park – South, connecting prospective industrial users with the new space as it comes online. Ambrose has also partnered with Lake City Bank to provide construction financing for the Greenwood project, aligning development activity with dedicated capital for the build-out.
Industry participants interested in broader industrial market dynamics will have an opportunity to hear perspectives from executives, investors, and developers at an upcoming event focused on the West Coast industrial sector. The conference, scheduled for August 20, will address topics such as capital flows, debt trends, occupier demand, and development strategies in today's industrial real estate environment, with registration available through the Connect Industrial West 2026 platform.
