Amazon is moving ahead with plans to occupy One Boston Wharf Road, advancing a long-delayed Boston office commitment roughly six years after it first signed a lease for the property. The tower is the company's second built-to-suit office building in the city and represents a significant expansion of its dedicated workspace footprint there.
According to reporting from the Boston Business Journal, Amazon recently secured building permits covering nearly $32 million of work at One Boston Wharf Road. The permitted scope includes build-out of office space, conference rooms and amenity areas, as well as installation of mechanical, electrical and fire safety systems tailored to the company's needs. These permits mark a concrete step toward activating the 630,000-square-foot space that Amazon has committed to at the property.
Amazon had previously indicated in 2024 that move-ins at One Boston Wharf Road would not begin until 2027, despite the long-standing lease. The latest permit activity suggests that occupancy is now expected to begin next year, based on the Business Journal's reporting, effectively pulling forward the company's earlier timeline by roughly two years.
The Seaport district has been a focal point of Amazon's Boston office strategy. The company has occupied the neighboring 111 Wharf Way since 2022, a property developed by WS Development. Before consolidating into these purpose-built locations, Amazon maintained a more dispersed presence across multiple WeWork offices around the city, which it has since exited.
Amazon's move-in at One Boston Wharf Road is positioned to anchor an expected new phase of growth in the Seaport. The Business Journal reported that this next wave is anticipated to include new headquarters buildings for Gillette and Fidelity Investments, reinforcing the district's status as a hub for large corporate office users. As these projects advance, they are set to reshape the area's office landscape, concentrating major corporate occupancies within a relatively compact waterfront submarket.
Together, Amazon's long-term lease at One Boston Wharf Road, its existing presence at 111 Wharf Way, and the planned headquarters expansions by other major corporates underscore the scale of current and future office commitments in Boston's Seaport district.
