Altitude Capital Partners has teamed with Shanna Collective to purchase 1447 N. Dearborn Street, a historic Gold Coast property in Chicago long known as The Dearborn, in a $10 million transaction. The Chicago-based real estate development and investment firm and its partner acquired the largely vacant building with plans to complete its unfinished luxury condominium interiors and bring the units to market. Interra Realty brokered the sale and represented both the buyer and the selling party, with Max Grossman of Interra Realty advising Altitude Capital Partners on the acquisition.
The Dearborn carries a long history within Chicago’s architectural and cultural landscape. Originally built before 1925 as a 50-room long-term-stay hotel, the property was later converted into 27 condominium units. Despite the conversion, the four-story structure has remained largely unoccupied since the 1990s, leaving a prominent Gold Coast address underutilized for decades even as surrounding residential and retail corridors continued to see investment and steady demand.
The building’s physical characteristics underscore its legacy presence in the neighborhood. The roughly 45,918-square-foot property is constructed of brick and limestone and configured in a distinctive horseshoe shape that frames its central interior area. While the shell and exterior architecture reflect its early 20th-century origins, the interior condominium spaces remain unfinished, creating an opportunity for a new ownership group to complete high-end residential product behind the historic facade.
Altitude Capital Partners’ plan focuses on finishing the building’s luxury condominium units, positioning them for sale in one of Chicago’s most established residential enclaves. By targeting the existing but incomplete residential layout, the business plan aims to convert a mostly idle asset into active, for-sale housing supply without altering the property’s long-standing residential orientation. The strategy centers on execution and delivery of finished homes rather than a wholesale change of use.
Located on a 13,263-square-foot lot in the Gold Coast, 1447 N. Dearborn Street sits within walking distance of Lake Michigan, Oak Street Beach, the Magnificent Mile, and nearby dining and entertainment districts. The surrounding streetscape is characterized by a mix of historic and contemporary residential buildings, with proximity to major retail corridors and lakefront amenities serving as key demand drivers for buyers seeking high-density, amenity-rich urban neighborhoods. Within this context, the repositioning of The Dearborn from long-vacant structure to active condominium property represents a notable movement of capital and attention toward a legacy building that has been largely dormant for more than three decades.
