Alterra Mountain Co. is preparing to begin construction on The Stockman, Auberge Collection, a $550 million mixed-use hotel and residential project in Steamboat Springs. The planned destination will combine lodging, for-sale residences and a range of on-site services and amenities in a single, slope-side development. Designed as a true ski-in, ski-out property, the project is positioned to connect directly with the region’s Champagne Powder terrain, offering guests and owners direct access to the mountain.
The Stockman is planned as a nine-story building that will pair a luxury hotel program with a significant residential component. On the hospitality side, the project will include 59 guest rooms and suites, designed to serve both short-stay visitors and extended-stay guests seeking proximity to the lifts and village activity. Adjacent to the guest accommodations, the development will feature 95 private residences, forming a substantial residential offering within the overall mixed-use program.
The residential portion of The Stockman is planned to include a range of one- to five-bedroom mountain homes. This variety is intended to accommodate different household sizes and stay patterns, from smaller pied-a-terre style units to larger, multi-bedroom homes suited for families and group use. All residences are integrated within the larger resort environment, with direct access to the same services and amenities as hotel guests.
Food and beverage will be a central feature of the project. Plans call for three distinct culinary venues, including a signature destination restaurant, an après-focused bar with an outdoor ski-up deck serving casual fare and framing mountain views, and a more intimate Living Room bar. Each of these venues is expected to offer outdoor patios and al fresco seating, extending activity beyond the interior spaces and activating the resort edge facing the slopes.
In addition to dining and bar options, The Stockman will incorporate a spa and pool as part of its wellness and leisure offering. Butler service is also planned, reinforcing the property’s positioning within the luxury segment of the mountain resort market. These amenities are intended to support both the hotel guest experience and the expectations of residence owners who seek full-service resort conveniences.
The Stockman, Auberge Collection is being developed by Stockman Development LLC. The development effort is being led by Marquee Development, which is guiding the project on behalf of the venture. Together with Alterra Mountain Co., these stakeholders are advancing a large-scale, hospitality-driven mixed-use concept that aims to expand the lodging and residential base at Steamboat Springs while adding new dining and service options at the mountain.
