**Alterra IOS Acquires Two Industrial Outdoor Storage (IOS) Properties in Southern New Jersey**
Alterra IOS has expanded its portfolio with the acquisition of two Industrial Outdoor Storage (IOS) properties, totaling seven usable acres, in southern New Jersey near Philadelphia. The newly acquired parcels are located at 223 Paulsboro Road in Swedesboro and 189 Dominic Lane in Paulsboro.
“South Jersey’s strategic location offers a gateway to Philadelphia and other major cities along the I-95 corridor, making it an appealing market for IOS investment,” said Mark Gannon, Senior Vice President of Acquisitions at Alterra IOS. “These acquisitions offer national tenants an opportunity for East Coast expansion and provide access to the Mid-Atlantic’s extensive infrastructure and logistics network.”
The two sites are situated within 20 miles of the Philadelphia International Airport and 30 miles of the Port of Philadelphia. They also benefit from convenient access to multiple interstate highways, enhancing their value as logistics and storage hubs.
Each property is fully leased to a national leader in equipment rental services:
– **223 Paulsboro Road**: This 4.9-acre parcel features plans for 24,600 square feet of improvements across two facilities.
– **189 Dominic Lane**: This 2.1-acre site includes 4,320 square feet of existing warehouse space.
